Laws, Codes & Regulations
  • 2010 Florida Building Code - 2010 is the currently active code. This site also accesses the older
    codes as well: 2007, 2004 and (for the time being) 2001 if you have a situation on a previously-
    permitted building.
  • Wind speed Maps (County-by-county) - Please note, this site does go down frequently. If it doesn't
    work, try back later. Please also note that local jurisdictions can and will supersede the county and
    state maps.

Local Government
Many of the municipalities in Florida have put their rules and regulations in a central location, which makes
finding them much easier! Chances are good that you'll find what you're looking for at
www.municode.com.

Sources for Plans
Note, I do not know of any place that sells plans that are sealed and ready to go (except for my own BuildIt!
line). Everybody seems to sell plans with the recommendation to contact a local professional, i.e., an Engineer
or Architect, to go over the plans. In Florida, this is a REQUIREMENT. A set of plans MUST be signed &
sealed by an Engineer or Architect licensed in the state. A lot of people are misled or even told outright that
the plans they are buying are "fully-engineered"... and they may be...  for a different locality. Unless they have
a professional licensed in Florida who is going to stamp the plans, you are going to have to bring the plans to
an Engineer or Architect who is licensed here. And it is guaranteed that there will have to be at least some
changes made to comply with Florida codes.
